Design for Durability - Maintenance

All structures require maintenance, unless designed and specified for very specific purposes or for a short life span. This is particularly relevant for the external envelope of a building or structure.

The purpose of maintenance is to ensure that the original condition of a material will be retained so that it can continue to effectively perform its intended function.

Maintenance must be considered at the design stage as the level and frequency of maintenance is a function of original design and materials specification. Initial costs must be weighed against future maintenance or repair costs.

Tables 1 and 2 provide guidance on the selection and scheduling of a number of maintenance procedures for timber structures.
