Is this project related to the No Bills House project?

This project is an evolution of the No Bills and Best Five Star Houses Project. Unfortunately, financial considerations meant that these houses could not be built.

The No Bills and Best Five Star Houses Project was to design, build and monitor the thermal performance of three single-family residences to a similar design. The houses were to be constructed on a site made available by Housing Tasmania at Carbeen St, Mornington, in Tasmania's south. Major Tasmanian development company, cb&m design solutions pty ltd, was the designer and developer for the houses and was to be the builder.

The three houses were to be:

  • A No Bills House. A very high environmental performance house that incorporated active and passive components with the target that it had no net requirements for services. This included heating, electrical and water services. The house featured light timber framing techniques and timber finishing.
  • A Best Five Star timber house. A well designed and detailed house that included a timber framed floor and achieves a five star rating
  • A Best Five Star timber frame and concrete slab house. A house to a similar design t that has a concrete slab on ground and also achieves a five star rating.

The houses were designed during 2005 and building applications were approved for construction to begin in early 2006.

Unfortunately, due to financial considerations, construction of the houses did not proceed. A review of the construction options in August 2006 confirmed that construction could not proceed without significant financial risk.

While the School of Architecture remains committed to be involved in high-performance timber building, the construction of the No Bills House is not proceeding at this time.
